Finding a HUD tag on a fully remodeled 1983 double-wide. What followed was a deep dive into crawl spaces, sledgehammer theories, and the surprisingly crucial role of ChatGPT in decoding where that elusive tag might be hiding.

Whether under a sink, behind sheetrock, or stamped onto a steel beam, the journey to find this tag became a metaphor for the detective work real estate agents often find themselves doing—especially when dealing with older properties.

Myrtle Beach: Then and Now

 

If you’ve lived in Myrtle Beach long enough, you’ve seen it change dramatically. Brian and Mark, who’ve been in the area since the late '90s, reflected on the growth. From blinking yellow lights and quiet two-lane roads to booming developments, Costco, and Best Buy, they’ve watched the town evolve into a small city with big energy.

With the help of their teammate Matt, they explored satellite images of Horry County growth from 1984 to now. The visuals were a reminder of how much the area has transformed—and how much opportunity still lies ahead. Brian coined it “the path of progress,” a term heard on a national investment podcast that felt especially fitting for what’s happening in Myrtle Beach.

One of the big takeaways was the unique balance Myrtle Beach offers: a laid-back coastal lifestyle with access to restaurants, shops, and attractions built to serve millions of annual visitors. Whether it’s Brian living in the middle of the action near Broadway at the Beach or Mark enjoying the quieter South End off 707, both appreciate how Myrtle still feels like home—just with more grocery stores and less stress.

Adventure Racing: Brian’s Wild Weekend

 

Brian also shared his plans for a 12-hour adventure race in West Virginia—complete with Class IV rapids, biking, and navigation by map (no phones allowed). As someone who’s done around 40 of these races over the years, Brian loves the mental reset they provide, even if they involve sleep deprivation, bruises, and questionable choices like driving home immediately after.
